Salary Range: Staring Salary of $120,000
Job Summary:
- Oversee and facilitate all aspects of commercial construction projects from pre-construction to closeout
- Serve as the main point-of-contact for the Owner and Design Team
- Identify and implement contract deliverables
- RFP / Bidding / Estimating projects. Includes reviewing bid documents, preparing take-offs, soliciting bids from multiple contractors & vendors, qualifying and analyzing contractor bids for accuracy and compliance with the construction documents, cost analysis, preparing and submitting estimates and proposals
- Obtain necessary permits and licenses
- Negotiate, buyout and award subcontracts
- Draft and prepare subcontractor agreements including detailed scopes of work
- Plan and manage the project budget
- Create project schedules and have the ability to update and adjust as required
- Develop site staging, logistic, and phasing plans with project team
- Manage the submittal process and material procurement
- Assist in reviewing project submittals, including shop drawings, to ensure compliance with project plans
- Prepare and submit change orders
- Maintain change-order log and cost tracking for projects
- Coach and support project team members with assigned tasks
- Lead monthly OAC and internal status meetings Interface and collaborate with the project team, inspectors, trade partners, architects, engineers, city and county officials, and Owners
- Coordinate and supervise regulator inspections
- Conduct weekly owner and contractor construction meetings and creating and publishing meeting minutes.
- Maintain high levels of quality and workmanship that adhere to the construction documents and company standards
- Create quality control plans and ensure implementation
- Review and approve subcontractor and vendor invoices
- Assist in preparing pay applications
- Manage job cost reporting monthly with management and accounting staff
- Be able to dedicate as much time as necessary to meet project deadlines
- Oversee project close-out procedures and documentation
Required Experience:
- Minimum number of years experience: 5 years
- Past commercial construction project experience, Multi family - new and renovation work, retail and mix use entertainment projects
Responsibilites and Duties:
- Conduct initial scope reviews and project estimates - You will review, and in some cases develop, project scope with assigned project team members to confirm full coverage prior to issuing a proposal to the sales team, during which you will review subcontractors/vendors selected, ensuring adequate proposals have been received and that all items are accounted for in the estimate.
- Contract Management – You will review and manage contracts associated to each project to ensure all parties are fulfilling their obligations and schedules are maintained within contractual time constraints.
- Prepare submittal packages – You will build detailed product submittal packages and formal submittal documents (with help from the project team) and submit them for Owner approval prior to POs/contracts are issued.
- Schedule and lead all necessary construction meetings, such as; informational meetings with the designer and account executive, site-visits with the Owner/partners and weekly project status meetings with key stakeholders.
- Manage individual project schedules and project financials – You will create schedules for each project and maintain them on a weekly basis to ensure timely delivery of scope and, as a result, drive Owner satisfaction. Simultaneously, you will develop, and track project financials based on budgets to ensure each project is completed within original cost estimates.
- On-site management of subcontractors and vendors - You will coordinate with project team members and partners to track all orders and delivery dates, which includes incorporating critical path items into project schedules.
- Safety management – You will ensure that all safety protocols are followed on the job site to minimize the risks of accidents and injuries.
- Closeout successfully completed projects – As projects near completion, you will perform all necessary quality assurance/quality control measures before leading Owner in final walkthroughs. You will prepare project closeout packages to issue to Owner and internal team members. Project closeouts include photography of the finished job, submission of job costing reports, and resolution of all punch list items.
