Leasing Compliance Specialist
Job description
Essential Duties
- Maintains up-to-date knowledge on all Affordable and Subsidized Housing Program regulations
- Updates leasing applications, renewals, and affordable or subsidized unit leasing documentation as necessary
- Processes applications for Affordable Housing, Section 8, and other Voucher holding applicants including credit and resident certifications
- Approves leasing qualified applications
- Maintains participant files to ensure completeness of required documentation and verifications
- Educates and advise residents regarding program issues
- Keeps up to date information on affordable or subsidized housing policy changes and confirms that the communities follow local and state rules and regulations
- Works with respective monitoring agents and program administrators to ensure that rents and income levels are being set at their maximum allowable levels
- Prepares and confirms required Reva and Yardi data entry to update month-end reporting
- Escalates all investigates to Leasing Compliance Manager/Legal to take appropriate action for suspected fraudulent activities, including unreported income, etc.
- Maintains and updates the Section 8 ledgers on a monthly basis
- Functions as the main point of contact between Francisco Housing Authority/other subsidized housing providers or organizations and Maximus
- Completes audits of voucher or subsidy receiving resident’s accounts on a regular basis
- Aids in collecting rent, utility payments, and fees to reduce delinquency and bad debt write offs
- Other duties may be assigned
Minimum Requirements
Education and Experience
- High school diploma, general education degree or equivalent
- Property management is a plus
- Affordable Housing experience is a plus
- Yardi experience is a plus
- 1+ year of agency experience
Knowledge, Skills, and Abilities
- Experience with the Affordable and Subsidized Housing Program
- Demonstrated customer service skills; able to interact effectively with a diverse group of people, stay calm under pressure, and provide cheerful assistance to others.
- Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
- Demonstrated proficiency in word processing, property management applications (preferably Yardi and/or On- Site), and spreadsheet management programs to complete required reports and employment documents.
- Ability to stay calm when working with stressed or upset customers/residents.
- Strong organizational skills and attention to detail to produce error-free documentation and create orderly systems and processes.

- Follows established policies and procedures by monitoring and ensuring complying compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility (zone) and reporting violations or infractions to appropriate individual(s).
- Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
- Identifies areas for improvement and offers suggestions to improve the property’s efficiency, profitability, and productivity.
- Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.
