Job Summary
Located in Kew Gardens, Queens, and built in 1940, the Queens Borough Hall is a three-and-a-half-story building with a central entrance marked by angular columns. The existing entrance plaza and streetscape function as a busy hub for the neighborhood but need reconstruction. The project will include reconstruction of retaining walls, ramps, stairs, and sidewalks at the entrance plaza, the east pedestrian walkway, and the west pedestrian walkway; replacement of plaza pavers; and installation of new bronze handrails and new lighting throughout. The existing planted area to the southeast of the entrance plaza will be replanted. The Superintendent will provide on-site leadership, accountability, and continuity for the designated project team. They will be responsible for scheduling the work, overseeing construction, maintaining the schedule, site safety, project tracking and reporting to Project Managertween all stakeholders, project closeout, and managing contractor payments.

Primary Duties and Responsibilities

  • Provide site supervision and coordination of activities for construction of more complex and/or highly visible construction and modernization projects.
  • Ensure quality and high standards of performance and compliance in both design and construction by all consultants, vendors, etc.
  • Make decisions and act in a timely manner to expedite timely completion of the construction process.
  • Make decisions on phasing and scheduling of projects. Prepare and/or ensure preparation of schedules for planning, design and construction. Monitor schedules and take appropriate actions to ensure that project is completed on schedule and within approved cost limitations.
  • Provide ongoing interface with Contractor, NYCDDC and Building Management
  • Participate in the development and issuance of project procedures and policies.
  • Resolve issues and problems raised in field reports made by architects and construction management staff.
  • Work with architect/engineer of record regarding change orders, interpretation of contract documents, shop drawing submittals/approvals and other technical matters as required to ensure a structurally sound, code compliant and aesthetic facility.
  • Issue field memoranda or directives to contractors to enforce contract compliance.
  • Advise senior management regarding the necessity for the assessment of liquidated damages and other contractual enforcement mechanisms, including default.
  • Use independent judgment to make on-site change order decisions negotiate with contractors.
  • Review contractors claims or disputed work and advise senior management as to appropriate action. Compile contract and project documentation necessary for adjudicating or denying such claims.
  • Oversee all daily field operations to ensure proper site safety, construction, progress, quality control, housekeeping, and daily log.
  • Demonstrate and maintain effective and open dialogue with the project team regarding changes in work, job conditions, contractor relations and any deviation in the direction of the project.
  • Maintain and review punch list process to ensure all are addressed and executed in a timely manner.
  • Manage close out process

Qualifications

  • Bachelor’s degree in engineering/architecture and/or construction-related field from an accredited college or university,
  • 10 years’ experience in construction and design related field,
  • Three years of experience managing all phases of construction work, or Comparable combination of education and experience.
  • Ability to understand and interpret contract documents such as specifications, drawings, and shop drawings.
  • Must have experience in new and renovation type construction.
  • Must have a valid driver's license.

Job Type: Full-time

Pay: Up to $110,000.00 per year
