JOB DESCRIPTION:

The Commercial Property Supervisor is responsible for the overall operations of a portfolio of commercial properties while ensuring high performance. Primary duties include, but are not limited to, ensuring accurate billing and collection of revenue, the efficient management of expenses and repairs, minimizing liability, administration of lease terms, providing accurate & timely reports and maintaining a strong relationship with clients, tenants and vendors.

QUALIFICATIONS:

• Minimum three (3) years experience serving as a Commercial Property Supervisor/Manager at a property management company (residential property management experience will not be considered).
• Commercial real estate brokerage experience a plus.
• Strong communication skills.
• Possess a high degree of organization.
• Capable at handling multiple tasks and working with several people at once.
• Great Leadership skills. Able to mentor and inspire those around them.
• Adept at anticipating problems and issues, determining possible solutions and implementing a plan of action.
• Valid driver's license and insured vehicle.
• Computer literate (experience with Microsoft Office and AppFolio, Buildium, or Yardi).
• Live within 30-minute of Studio City, CA 91604.

RESPONSABILITIES:

• Oversee the physical operation and maintenance of the entire portfolio by responding in a timely, thorough, and concise manner to questions and requests from clients, tenants, vendors, and lenders.
• Prepare, develop, review, and approve annual operating budgets (zero-based budgeting) and income projections, including analysis of monthly expenses, CAM reconciliations, cost allocations and operational efficiencies.
• Interfacing with current and prospective tenants and negotiating leases.
• Ensure tenant repair and maintenance requests are timely and professionally responded to and managed, with an emphasis on quality and cost-efficiency.
• Review vendor operations regularly to ensure quality of service.
• Ensure compliance with LAPMG Policies and Procedures, codes, regulations, and governmental agency directives.
• Perform additional duties assigned.
