Position Description: The Community Manager is fully accountable for leading with a purpose to enhance the value and integrity of the assigned property; embracing the vision, mission and values of the management and ownership team. The Community Manager is responsible for the financial health of the property as prescribed by annual budget and other performance indicators developed in conjunction with District/Regional Property Manager, acting in the best interest of the Ownership and in accordance with company guidelines. Must maintain professional appearance and demeanor at all times.

Accountable for the administration and overall property results in the following area: Customer Service, Marketing, Leasing, Occupancy, Resident Retention, Collections, Compliance, and Maintenance.
Demonstrated ability to prepare and submit annual budgets and income projections as well as, analyze and evaluate monthly and quarterly financial statements.
Identify industry trends; develop, implement and evaluate marketing plans.

Ability to develop and deliver formal presentations about the company and product to market and end-users to sell an idea or concept.
Collaborate with internal and external community stakeholders and organizations to achieve the Castleberry Property Management Group, Inc. difference.
Utilize sound financial practices and meet fiscal objectives, using acceptable business strategies to meet and/or surpass goals and performance objectives of the property.
Accountable for the accurate and timely completion of all daily, weekly, and monthly financial and leasing reports.
Adherence to all regulatory and ownership reporting schedules and deadlines leasing, marketing, and maintenance.
Maintain records of all community transactions (rent rolls, delinquency reports, movein/ move-out, purchasing, collections, A/P processes, etc.) in a consistent, timely and accurate manner.
Implement effective cost control and revenue improvement programs.

Work with Property Management Leadership to establish appropriate rental rates, cost/profit goals through market research.
Ensure all leasing duties are being performed at their highest levels to maintain and exceed goals, optimizing occupancy and maximizing effective lease rent as well as aggressively selling the products and services of the property
Understanding and knowledge of on-site maintenance management requirements to ensure all physical aspects of the property are fully functional and attractive
Must be acutely aware of propertys functionality and ascertain areas needing improvements or corrective maintenance and communicate up to supervisor to ensure action is taken.
Timely coordination and proactive communication with Compliance Manager and Regional Property Manager to ensure the property is in compliance with regulatory requirements at all times.
Assist with day to day operations and administrative duties including, but not limited to, tenant relations and retention.
Monitor and conduct performance reviews communicating clear expectations to team members on a regular basis, documenting all employee related actions pertaining to attendance, counseling and when necessary terminations.
Attend and participate in all company related training programs as required to maintain personal and professional skill level.
Requires the use of a personal automobile to attend company/industry related meetings and to conduct property banking and other errands.
Work on special projects.

All other duties as assigned.
SUPERVISORY RESPONSIBILITY
This position has supervisory responsibilities to ensure the property is properly staffed and
operates at a high level of effectiveness, consistently, and efficiently delivering excellent service
and a superior product to residents. This position works with HR in the hiring, training, guiding
and retention process.

PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an
employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee may be required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. . Must have the ability to access all units to show prospective residents, inspect the premises, deliver notices as needed and able to physically inspect property in its entirety, ability to oversee any and all property related functions, must be willing and able to assist with all emergency measures as required.

POSITION TYPE/EXPECTED HOURS OF WORK
This is a full-time position. This position requires the ability to serve on-call, as scheduled and as necessary to manage property 52 weeks a year with the ability to work all days of the week and on weekends. Must be available to work scheduled hours on a consistent basis and, if necessary, additional hours when requested.
TRAVEL
Some travel is expected for this position.

REQUIRED EDUCATION AND EXPERIENCE

Minimum of 2 years proven senior-level experience in residential or multi-family

property management.

Participation and completion of all in-house training in leasing, assistant and

management duties required throughout employment.

High School diploma or equivalent.

Valid drivers license and current automobile insurance.
PREFERRED EDUCATION AND EXPERIENCE

Bachelor degree in business or a related field is a plus.

Must successfully achieve the HCCP designation within1 year of hire date.
