ABOUT THE COMPANY
Dalcor was originally formed in August 1982 by M. Dale Dodson to help facilitate real estate (multi-family) transactions. The primary focus was structuring acquisitions, financing, and management of multi-family investments and operations for executives of various clients such as American Airlines, Texas Instruments, Arthur Young & Co., etc. Dalcor also successfully performed property management for various institutions (GE, Citibank, etc.), managing multi-family foreclosures and/or struggling properties for these companies and turning around the operations enabling the properties to sell for large profits. Due to Dalcor’s management success, Lehman Brothers and then Salomon Brothers approached Dalcor with the opportunity to acquire multifamily properties. Under the $300 million Lehman program, Dalcor acquired over 7,000 multi-family units in Dallas, Houston, and Austin. Currently, Dalcor owns and manages over 4,000 multi-family units in Texas and Florida.

ESSENTIAL FUNCTIONS FOR LEAD MAINTENANCE TECHNICIAN
- Mentors, oversees, and directs the work of the maintenance team
- Maintains proper levels of inventory and submits a requisition for additional supplies to the Community Director on an as-needed basis.
- Assists the Community Director with community budget and expenditures in all areas of maintenance.
- Works hands-on as required or directed by Community Director to ensure market-ready, occupied, and ongoing community improvement/preventative maintenance is performed on a timely basis and according to Dalcor’s requirements and maintenance schedules.
- Assesses the need for more extensive repairs or replacements of appliances and building components.
- Obtains bids and interacts with contractors and is knowledgeable of competitive pricing of supplies.
- Completes required service requests within 24 hours and ensure work is completed to the tenant’s and Dalcor’s satisfaction.
- Makes appliance repairs, carpet repairs, HVAC repairs, and electrical repairs.
- Performs carpentry work, welding, painting, and plumbing duties as required.
QUALIFICATIONS FOR LEAD MAINTENANCE TECHNICIAN
- High school education or equivalent
- A/C Certification I & II
- General knowledge of building codes and laws applicable to the community (i.e., refrigerant recovery, electrical, plumbing, swimming pools, etc.)
- Minimum of three years of on-site experience performing basic plumbing and electrical maintenance and repairs, small painting jobs, and minor carpentry work.
- Complete assigned tasks with little to no supervision.
PHYSICAL REQUIREMENTS
Sit, walk, and stand for prolonged periods; climb stairs and ladders; bend, stretch, reach, and twist the body, and repeat the same movements; kneel, stoop, crouch, and crawl into awkward spaces; carry up to 80 pounds at any time, including up and downstairs; use hands to grasp, handle, control, or feel objects, tools, or controls; use muscles to lift, push, pull, or carry heavy objects; see details of objects that are less than a few feet away; see differences between colors, shades, and brightness; hear sounds and recognize the difference between them and be able to determine from which direction a sound came; drive a vehicle.
