Meadow Lakes in East Windsor, NJ is seeking a Director of Maintenance to join our team.
This position will plan and direct the day-to-day operation of the Maintenance Department in accordance with federal, state and local regulations and within the policies and guidelines of Springpoint Senior Living, Inc. (SSL). Responsible for the oversight of the individuals executing maintenance tasks on a daily basis.

Responsibilities:

• Direct, coordinate, maintain and operate the physical plant systems of the community.
• Maintain all community mechanicals to include heat, water, air conditioning, exhaust, fire and sprinkler systems to ensure proper operation.
• Provide inspections monthly, quarterly, and annually, as applicable, to ensure successful Department of Health surveys.
• Update and / or oversee logs on emergency lighting, emergency generators and laundry, kitchen and Health Care Center water temperatures to ensure successful Department of Health surveys.
• Manage vendors and sub-contractors for all mechanical work performed in our community including but not limited to bid process, hiring, planning, scheduling and completion of the project.
• Assist with the management of all contractors that service community equipment to ensure equipment is fixed in a timely manner.
• Order and maintain inventory for building mechanicals in order to properly service in a timely manner the major central air conditioning systems, boilers, fire sprinkler systems and major exhaust systems.
• Ensure that outside vendors provide maximum value and service for dollars spent. Schedule upgrades to ensure smooth and up-to-date system repair and operation to keep equipment current.
• On an as-needed basis, oversee major renovation projects from initiation to completion. Accept ownership of the work order system.
• Distribute and oversee work executed by maintenance staff. Provide daily, hand-on supervision, leadership, encouragement, and support to team as necessary.

Education/Experience: High school diploma or equivalent. Union shop experience a plus. Minimum of five (5) years experience in maintenance. Must have two (2) years supervisory experience. Black seal preferred.
