INTRODUCTION:

Condominium Associates, a premier Property Management Company is searching for an experienced Maintenance Technician for a High-Rise Property in Tampa. This full-time position requires working a minimum of 40-hours per week. The ideal candidate will provide support to all staff members and residents of the property.

BASIC FUNCTIONS:

The Maintenance Technician is to support the Maintenance Supervisor and Association Manager with the daily functions of the property by performing or overseeing the maintenance of the common areas, renovation and repair of the grounds, amenities, parking, and all building systems.

REQUIREMENT OF THE JOB:
The physical demands of the position are listed in accordance with the requirements of the ADA as:

1. Body Position:
Standing – 1/3 of the time
Walking – 1/3 of the time
Sitting – 1/3 of the time

2. Body Movements: Lifting and exerting force is required up to 50 pounds. Climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc.

3. Senses: Vision - Close Vision and ability to Adjust Focus. Hearing - Ability to hear sufficient to converse in person and on the phone.

4. Mental Requirements: Fluency in the English Language (read, write, and speak) is required as the overwhelming majority of customers, vendors, and employees communicate only in that language. Ability to communicate effectively, both verbally and in writing. Knowledgeable and skilled in the safe use of hand tools, small power tools, and gas-powered equipment.

5. Educational requirements: High School Graduate or GED certificate and experience in facility maintenance preferred. Any combination of education, training and experience which demonstrates ability to perform the duties and responsibilities as described including related building or property maintenance. Possess adequate knowledge of plumbing, electrical, carpentry and heating standard practices. High rise experience preferred. Maintain a valid driver's license.

REPORTING RELATIONSHIPS:

The Maintenance Technician reports directly to the Maintenance Supervisor and/or the Community Association Manager. However, the Maintenance Technician may also take direction on occasion from the Assistant Manager and/or the Board Members of the Property in the absence of the Maintenance Supervisor/Manager.

AUTHORITY:

The Maintenance Technician is selected by the Maintenance Supervisor/Manager and is delegated sufficient authority to accomplish the duties, responsibilities, goals and objectives that have been established for the functional position of Maintenance Technician.

10. Take direction and follow through with detailed instructions.

11. The ability to work 40 hours a week, Monday through Friday, weekends, evening shifts when required, and be flexible. Specific schedule to be discussed upon hiring.

Working Conditions

1. A 30 minute paid lunch break is allowed. Lunch may be taken by leaving the maintenance shop or remaining in the shop and eating.

2. Occasionally, hours in excess of 40 may be required with the approval of the Maintenance Manager and/or the Community Association Manager.

3. In addition to the full-time hours, this position may require extended hours at night for emergency after hour calls. When possible, work hours will be reduced so as not to incur overtime.

4. This position will work in an outside setting exposed to the elements and may also require a presence in the office from time-to-time.

SUPERVISORY RESPONSIBILITIES:

1. This position does not have supervisory responsibilities.

DUTIES:

1. Assist in managing and organizing the inventory of all maintenance materials to include tools, equipment, and supplies. Recommends cost effective supplies and explore best value for price. Responsible for stock control and utilization of maintenance materials.

2. Ensure completion of all assigned work orders and keeps Supervisor or Community Association Manager advised of status of each repair. Respond to all resident maintenance requests within 24 hours.

3. Assist maintenance team in organizing preventive maintenance and safety inspection programs for property and equipment.

4. Execute emergency protocols for fire, hurricane, or other disasters.

5. Monitor completion of preventive maintenance schedule.

6. Keep accurate records regarding preventive maintenance, work orders, inventories and stock.

7. Perform light electrical repairs on items such as appliances, electrical fixtures, switches, outlets, circuits, etc.

8. Perform common area light plumbing work such as clearing stoppages, replacing fittings, etc.

9. As assigned replace common area broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks.

10. Paint interior / exterior as directed.

11. Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, wallboard repair and finish carpentry.

12. Inspect, perform light repairs, and notify Supervisor and/or Manager for contract maintenance on building systems such as pumps, fire standpipes, fire alarms, emergency generators, HVAC, etc.

13. Repair concrete, masonry, pavers, and fencing when required.

14. Assist in custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, pressure washing etc. in the common areas as necessary.

15. Conduct daily and periodic site and common area inspections to ensure ongoing quality of care and identify necessary repairs.

16. As requested/directed assist in the selection and supervise contractors providing building services such as window cleaning, trash chute cleaning, landscaping, renovations/repairs and inspect upon completion to ensure work is correctly performed, completed in a timely manner and the correct materials are utilized.

17. Oversee vendors providing contract repairs to ensure work is completed in a timely, cost effective, and professional manner.

18. Maintain professional and courteous communications with residents, vendors, contractors, and co-workers.

19. Enforce and adhere to company policies, rules, safety practices and regulations.

20. Does not perform independent jobs for residents’ private dwellings during working hours as it is considered to be a conflict of interest.

21. Other duties as assigned by Supervisor and/or Association Manager.

Pay: $17.00 - $20.00 per hour
