Job Description:

Vanir is seeking a Project Director to join our team in Los Angeles. The Project Director will report to the Area Manager and provide the planning, coordination and direction for a Public Works Capital Improvements Program. Responsibilities include coordination and direction as an onsite provider of Project Management / Construction Management services in the Public Sector simultaneously across multiple facilities. Duties include ensuring that both the program and the individual projects are on budget, to schedule, and follow the scope of the contracts. This job is client facing and will require forward thinking and comfort level with “challenging the client” regarding Process Improvement and Value Engineering by bringing into the organization a private sector perspective. This position will provide oversight support of design, new construction, and tenant improvement work and will supervise Project Managers, Construction Managers and other project staff as assigned. Responsible for client interface, scope, schedule, and budget tasks as senior leadership in the field.


Essential Duties & Responsibilities

  • Responsible for meeting fiscal year plan objectives related to revenue and contribution on the overall project
  • Responsible for oversight of timely completion of all deliverables required by the client
  • Develop and review contract documents
  • Report and collaborate with client’s senior management team on all project matters
  • Document and report all program/project data accurately and in a timely manner
  • Manage program controls, cost, schedule, performance activities, and procedures required by the client
  • Tracks all program and project level status and provides management reports
  • Create and present program and project data clearly to multiple internal and external stakeholder groups
  • Provide management of program logistics, organization, safety, and manpower utilization
  • Implement process improvement initiative with objective goals related to budget and schedule efficiency
  • Lead construction efforts in accordance with the county’s program policies and procedures
  • Develop an implementation plan and master schedule that reflects the priorities of the county
  • Responsible for timely completion of all deliverables required by the client
  • Financial reporting to the client and the bond oversight committee
  • Develop and review contract documents
  • Report and collaborate with client’s senior management team on all project matters
  • Develop and implement a program quality management system
  • Identify risk and create risk mitigation plans successfully
  • Develop recommended actions and assist in resolving disputes relative to design and construction
  • Provide management of program logistics, organization, safety, and manpower utilization
  • Project Development - Coordination with various departments to identify the project intent and ensure all project programming activities are accomplished, which include scope development, establishment of the initial budget and milestone schedule. Conduct a scope assessment with the Customer Department and Engineering Manager. Determine the recommended project delivery method. Responsible for the input of all project data into the Project Management Software systems: e- Builder and Gordian Cloud.
  • Design - Coordinate with the Engineering Manager and oversee the Design process to include the development of the design scope of work, issuance of the request for proposal, coordination of all design reviews with the project Stakeholders.
  • Construction Procurement - Developing detailed scopes of work, conducting joint scope walks/bid walks, reviewing and approving proposals from contractors and submitting notice to proceed to vendors.
  • Construction - Responsible for the coordination and communication of all construction activities with the Customer Department. Responsible for maintaining the project schedule and budget are maintained throughout the complete project life cycle. Ensure the project is constructed as per the approved plans and specifications. Conduct all required project status meetings and document appropriately. Ensure all project documentation and reporting is accurate and timely.
  • Document Control/Closeout - Compiling and filing project documents per the assigned folder structure and assisting the closeout team in the development of the closeout package.
  • Performs other duties as required


Minimum Qualifications

  • Bachelor's Degree in Engineering, Construction Management, or Architecture is required
  • 15+ years of experience in managing the full construction of Capital Improvement construction project life-cycle; including pre construction, design phases, and oversight of constructability reviews is required
  • Knowledge and application of construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, techniques, materials, applications, and practices are required
  • Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project related scheduling systems such as e-builder, MS Project or Primavera is strongly preferred
  • Job Order Contracting experience is required.
  • Excellent oral and written communication skills, decision making capabilities, problem resolution skills.
  • Ability to coordinate with multiple P&PM team members.
  • Supervisorial Role: Responsible for the activities of 8 – 10 staffs from Principal Project Managers, Sr. Project Managers, Project Managers and Project Engineers who are assigned to various projects.
  • Certified Construction Manager (CCM) accreditation is preferred.
  • Experience in application of Leadership in Energy and Environmental Design (LEED) is preferred
  • Registration as Architect or Professional Engineer license is preferred

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $140,500.00-$177,500.00.
